Professional Renovation Contractor ?

Professional contractors are fraud victims too!

The victims of incompetent, unskilled, renovation contractors are everywhere. The one group that the general public rarely includes is, Professional Renovation Contractors. Before we describe the problems, we should define what a Renovation Contractor is.

  • One who contracts; one of the parties to a bargain; one who covenants to do anything for another; specifically, one who contracts to perform work on a rather large scale, at a certain price or rate, as in building houses or making a railroad.

You will note from these dictionary definitions, that there is absolutely no mention of: "trades competence", "honesty & integrity", "experience", "design skills", "sales ability", "legal documents (writing skills)", "engineering knowledge", "code and by-law awareness", "customer service values" or "mind-reading skills!" Why do most of their customers still assume every renovation contractor will______________________?

Because they have been (media) conditioned to believe it's so!

All Renovation Contractors are not created equal

Nearly everyone assumes that any licensed contractor can perform all the tasks necessary to complete a commercial renovation project and the only difference between contractors is the final price. Nothing could be more misleading or completely false! We have watched in frustration, as many renovation projects went horribly over budget or took too long to complete and ended in a lawsuit, because consumers have false expectations.

The lack of rules (laws) governing renovation contractors is only partly responsible for the misunderstanding. The Bureaucracy that was supposed to regulate the construction industry is now part of the confusion. No one will actually take responsibility... for your decisions! Consumer education is media driven and blatantly sales promotional in nature. Real consumer information is practically non-existent when it comes to renovation services and service providers (contractors). It is no wonder that commercial renovation projects cost too much, take too long to complete and often end in stressful and costly litigation!

Licensed Renovation Contractors

Fifty years ago, most renovation contractors were both known and respected by the people in their communities. They were usually competent, highly skilled, reasonably priced and ALWAYS stood behind their work. Their livelihood depended on their professional reputation! By reputation alone, nearly everyone knew who to call when they needed a particular type of project done. During the ensuing years, we have had dramatic population growth. Now, nobody knows who's who anymore. Contractors and sub-contractors come and go with revolving door regularity. The good ones that manage to survive, are constantly struggling to overcome all the bad public relations created by the wannabe crowd. Since anyone can simply buy a business license that says General Contractor, your chances of hiring an amateur renovation contractor are always... pretty high!

That's exactly why the Contractor Watchdog was formed in 2002.

What is a General Renovation Contractor?

As the name implies, the General Contractor has the overall responsibility (or control) of the physical renovation project. They sign the General Contract or agreement with the client (commercial business owner) to complete the entire project. For providing the skilled sub-contractors and supervising the project, a general contractor will usually charge a mark-up of 20-100% of their actual costs as their profit margin. Since all construction services are priced on what the market will bear, you could easily pay twice as much as you need to, without even knowing it!

With more than 30 years of experience in the construction and construction design/management service industry, we know how to find good contractors and sub-contractors. When we find them, we respect their skills and talents and use them to assist our clients. We NEVER simply recommend or refer them, to anyone. Good help is hard to find, so we don't abuse these professionals. They already know that when we manage a renovation project, everyone is treated fairly and honestly. We certainly couldn't promise them it would be that way with a referral customer!
