Important information about renovating leased space The City doesn't HAVE TO ALLOW you to renovate a space for a new business, unless you comply with ALL the building, fire and plumbing code requirements in effect on the date you apply for a building permit. In addition, the City can refuse to give you a business license to operate, until you get final approval from the Fire Department, Health Department, etc.

They find a location to lease and then try to fit their business into the available space. The resulting space problems can often destroy the profitability of the business. We always suggest designing the space before looking for a space to house the business. It can save a lot of wasted time, expense and future problems.

How long does the lease space planning process take?

Doing the design, specifications and construction schedule can take (2-4) weeks (average), unless you're designing a restaurant, an then it's a lot more. After you submit the drawings to your landlord for design approval, allow another 1-2 weeks for them to review and suggest revisions. Revisions can be more day (or weeks) before you re-submit. More review time for the landlord. Just getting through the Landlord design approval phase can take 5-8 weeks (although not all do). Only now, can you actually apply for the building permit, call for contractor quotes and determine a completion schedule. Building permits can take up to (2) months to be approved and issued (assuming that you have submitted all the required documents and information with your application). Getting the contractor quotes and finalizing a contractor agreement (with a completion schedule) can be completed while you're waiting for the permit, in most cases. Construction time will vary depending on the size and complexity of the project. Any contractor worth hiring, is probably booked a couple of months in advance. Expecting to have the work completed (or even started) on your project in less than 2 months, is totally unrealistic.

Many commercial tenants spend several months negotiating a lease and then expect to be open for business in a couple of weeks! From the above, it should be obvious that this is not very likely. Rushing through the design and planning phase, often produces an expensive design, layout and construction mistake. Spending the time to explore your design options while you're still negotiating the lease, could save you from an expensive construction scheduling nightmare.
