Commercial renovation designers fees are easy to handle

We even keep our fee structure simple to understand and easy to handle.

For each hour that we generate value and savings for you, we charge $75.00.

We're not contractors, so we don't work for a fixed contract price. By providing services on an hourly fee for service basis, we help you to maintain control of your renovation project and your total project costs. When you say start, we start. When you say stop, we stop. You only pay for the project services you require.

We always provide a service costs to date report, anytime you request.

Although the total fees for a complete project are usually less than 10 percent of the total renovation cost, we typically generate 3-5 times our fee in cost savings.

With all the free, How-to information, many business owners have been (mis)led to believe they can easily handle any renovation project. Just get (3) quotes from contractors, some good references and you're safe. Until now, this could really cost you!

Although no one can protect you from yourself (and your poor decisions), we can provide you with the information you need to make informed choices. This can often make the difference between a profitable and enjoyable renovation experience and a financial disaster.

Examples of commercial renovation project cost savings

Client: A Professional Office Renovation, Surrey, BC

Type of Project: Change of use (from retail to professional office)

The client requested Estimates from (2) General Contractors: Contractor (a) $ 48,700 and Contractor (b) $ 50,500

CWS requested quotes from a number of experienced direct-to-client sub-trade contractors for a total of $ 26,400

Total CWS (design/plan/management) fees: $ 5650

Savings retained by client: $ 16,450

Other benefits:

The project completion date required a very tight schedule. It was completed EXACTLY as scheduled. The tenant allowance was requested (with all supporting documentation) including release letters and invoices, almost immediately.

Client: A Specialty Retail Store, Port Coquitlam, BC

Type of Project: Renovation of a newly sub-divided retail store tenant space. (Retail to Retail)

The client located sub-trade contractors and requested Quotes. (After CWS provided the drawings and specifications for each trade component). CWS negotiated final pricing and completion schedules.

Total CWS (design/plan/management) fees: $ 4630

Original tenant improvements allowance was based on a renovation cost (Landlord's estimate) of $45,000.

Final cost total: $ 29,000 *

* The millwork contractor failed to supply and install as scheduled and CWS negotiated an agreement to reduce their final invoice by $6500.

(Estimated) savings retained by client: (at least) $ 15,000

By assisting the clients to locate and hire the sub-trades, total design and project quality control was achieved.

Client: Casual Dining Restaurant renovation, Vancouver, BC

Type of Project: Renovation of a 100 year old building (restaurant to restaurant).

Estimated renovation costs by (2) professional firms: $450-500,000

After assisting the client to design this major renovation, CWS and the client, presented a development proposal to the City of Vancouver. Making the City requested design changes allowed our client to renovate the restaurant space without a complete seismic upgrade for the entire building. The design, planning and permit process required almost a year to complete. Renovation work was completed in less than 6 months, with the client legally acting as the General Contractor.

Final Client Cost total: Less than $300,000

Total CWS Fee**: $ 31,300

Savings retained by client: at least $ 120,000

** Our fees included 6 months of project site management and contractor supervision.
